when picking out your hard wood floor .
keep a few things in mind !!
first #1 am i going too have too do a finish on my new floor every year ??
Manga-ish HappinessManga-ish HappinessManga-ish Happiness^all depends on the hardwood you deside too put in . some come with no finish,,, others and most of whats out there comes with a wear finish this flooring will get better looking as you use your floor
this is the hard wood i say put in everytime but if you want a size or a hardwood that does not come with this wear finish then every once in a blue moon your going to have too put a new finish on your floor .

Finish and refinish often! (support your local flooring craftsman and the longevity of your floor!) But in all seriousness ask your flooring refinisher if you can put him on contract for a discount. Most guys will happily do that!

It's good to keep our flooring installers working but do keep in mind re-finishing your hardwood flooring (and I'm not talking about waxing) more than once A YEAR is overkill to an extreme!!!
Feel free to wax and buff 'til you can't anymore but even this can be overkill and pointless after about once every few months and keep in mind this is on non-finished hardwoods <<<< for the finished wood, waxing more than once every 8 to 12 month and again that's with a ton of traffic!!!
For the norm home owner DOING ANYTHING BUT NORM CLEANING on your finished hardwood floor is really pointless.. doing nothing more than taking off the FINISH YOU JUST PAID FOR.
YOU, THE CONSUMER should have an expert give some hints. Before doing anything to your floor, take one of the boxes the flooring came in and read up on use, care, and cleaning. The maker of your type of flooring still covers under the warranty on your flooring.
Doing somthing like stripping your floor may void your manfacturers warranty and if anything goes wrong with your floor, you're not covered,
So the bottom line is - if you're an installer make sure you know what you're doing and what you're telling the customer.
If you're the consumer, better to read up, and ask your installer.
Or if you're doing it yourself, ask the store where you got the flooring about maintenance and overall use.'

If you look after your floor the finish will last 10 years. Look at some of the war time houses with hardwood ,that floor has gone alot of years before being resanded,and the coating was just your ordinary varathane they used to use back in the day.Yes the new finishes they use today are rock hard ,but scratches stand out like a sore thumb,and to refish years down the road ?. On micro beveled wood sanding off the microbevel is a lot of wood to take off.

dont want to offend the site finish guys but its almost easier to tear out an old floor than refinish down past the bevels.
